Description

VACANT PUBLIC HOUSE FREEHOLD FOR SALE - OFFERS INVITED

The property comprises a two-storey, exposed brick public house with pitched clay tiled roof. There are single storey extensions in the same building materials to the side and rear. Glazing is traditional wooden framed sash and entrances are located on each of its elevations.

Upon entering the property the bar servery occupies a central position with seating areas both left and right with an attractive exposed wood burning fireplace dissecting the space on the right. A total of 60 covers are provided throughout with loose tables and chairs.

Gent's WC facilities are located to the left of the entrance with female WC's to the rear right. Also at the rear of the bar is a commercial kitchen split into three areas with storage also provided. Access to the first floor is also located close by.

At first floor level there is a kitchen, WC, two ensuite bedrooms and a lounge.

At basement level there is a cellar which is accessed behind the servery.

There is a double external store room attached to the pub.

The property has the benefit of a 20 space tarmacadam car park at the rear, there is also a lawned trade garden to the right (east) with wooden smoking solution. Beyond this to the north is additional scrub land which also houses the gas storage tanks which service the property.

Freehold subject to vacant possession.

We are inviting offers on an unconditional and conditional basis for the Vendor's freehold interest.

VAT is applicable at the prevailing rate.

The property is designated with sui generis use as a pub. It is not a listed building and nor is it situated within a conservation area. Despite a planning refusal in January 2010 (REF - 09/02319/FULD), in our opinion, we believe an opportunity exists to either refurbish the pub and carry out some small infill development on the excess land or a comprehensive redevelopment of the whole site (STP). All parties must satisfy their own due diligence and enquires should be made with the Local Authority, West Berkshire Council.

The property has been granted a Premises Licence in accordance with the Licensing Act 2003. We understand that the pub traded under traditional hours but has been closed since March 2024.

The property has an EPC Rating of D-85.

The subject property is entered in the 2023 and

Central Rating List with a Rateable Value of £17,300 (£22,000 April 2026). Please check with the VOA for the most up to date information on all rating matters.

Formal viewings can be made strictly by appointment with Savills.

Regulations require Savills to conduct various checks on purchasers and tenants. Further details are available upon request.
