The property comprises a stunning recently constructed three storey building in a beautiful beachside location on the seafront at Sutton-on-Sea, which is now open and trading. There is a short term agreement with the current occupier of the Café, Seven Districts, to operate the coffee shop and Farmer Browns to operate the kiosk overlooking the padding pool, over the summer, with the Council then looking for Expressions of Interest from parties looking to take a lease of the whole property to trade from Autumn 2025.

The property is available in two phases, with the first phase comprising the Seaview Colonnade and 15 beach huts and the second, comprising a site with Planning Permission for 6 overnight lodges, for which the Council will be inviting Expressions of Interest at a later date and which will be available for sale by way of a Long Leasehold interest. The main Seaview Colonnade building has been constructed in a steel frame, with a mix of glass and composite panel clad elevations on all sides, to take advantage of the stunning 360 degree panoramic views along the beautiful Lincolnshire East Coast.

The building is laid out over 3 levels with the customer trading areas found on the first and second floors, which incorporate extensive outside seating areas overlooking the sea, with the back of house ancillary areas including toilets and stores, together with an ice cream kiosk with views over the children's paddling pool, found on the ground floor.

The trading areas at ground floor level have been fitted out by the Council to a high standard, providing a fully fitted café premises with numerous items of freestanding equipment, which will form part of any agreement with an incoming tenant.

The 15 beach huts are also available as part of a letting as a whole and these can be operated either by the tenant for their own benefit or, alternatively, can be sub-let or outsourced to another operator to run for the tenant of the building.

The Phase 2 overnight lodges are not going to be built at this stage. However, as referred to above the Council will be inviting expressions of interest at a later date, from parties wishing to acquire the site themselves to construct the buildings, by way of a Long Leasehold interest. Seaview Colonnade has been developed on the site of the former Colonnade and Pleasure Gardens site, directly overlooking the beach, which is a short walk from the shops and restaurants along the High Street in Sutton-on-Sea. There is a large car park directly adjacent to the property, a new childrens play area immediately to the south and the village's paddling pool is situated immediately to the north of the building, with direct access into and out of the site from this very popular facility, which has been refurbished as part of the development and was reopened earlier this year.

Sutton-on-Sea is one of the most popular and attractive village resorts along the Lincolnshire East Coast, which attracts 2.7 million visitors a year, with a total catchment spend of £606 million.

The village is located around 3 miles south of Mablethorpe and 15 miles north of the much larger resort of Skegness. It has a resident population of circa 5,039 (2021 Census).
