The site was formerly a textiles factory and currently comprises a plot of undeveloped land that is largely rectangular in shape. The plot is mainly laid to concrete, with some tarmacadam in places. The site comprises an area of around 1.48 acres (0.6 ha).

We understand mains electricity, gas, sewerage and water connections are available on the estate road.

Note: An area to the right-hand side of the plot is subject to a 5-year contracted out lease to AceCare Ltd, expiring 21/10/24, who use the land for the storage of vehicles. The annual rent is £2,280.

The landlord has the option to determine the lease at any time, provided the tenant is given 3 months' notice.

Horbury is a town approximately three miles south-west of Wakefield and 11.5 miles east of Huddersfield. The town has a resident population of approximately 10,000. Horbury forms part of the City of Wakefield metropolitan borough, which has a population of 360,000.

The plot itself is located on Calder Vale Road, which is off Millfield Road, which in turn provides direct access to the A642. The M1 Junction 40 is approximately a 10 minute drive from the property.
