Bexhill-on-Sea is a coastal town situated on the south coast of England approximatey 5 miles west of Hastings and 12 miles north east of Eastbourne and can be accessed via the A259 and A269 with the former being the main coast road between Folkstone and Brighton. Bexhill railway station is on the East Coastway Line and provides regional rail services as well as direct services to London Victoria and numerous bus routes serve the area.

Devonshire Road is the principal shopping thoroughfare in the town centre running north from Marina (B2182). The property lies on the west side of the road with nearby occupiers including Iceland, Savers, and Shoezone.
