A roughly rectangular shaped site totalling approximately 0.16 hectares (0.40 acres). The site was formerly a Meals on Wheels depot that has since been demolished to leave a clear site offering development potential for a variety of uses, subject to obtaining the necessary consents.

South Ockendon lies within the Thurrock unitary authority approximately 18 miles east of central London. It lies to the north of the A13, which provides access to central London to the west and the M25 at junction 30 (Mar Dyke Interchange). Ockendon railway station provides rail links to London Fenchurch Street via Upminster and numerous bus services serve the area.

Corran Way lies about 1.5 miles south of the town centre and runs south from Cherwell Grove with the property lying at its southern end. The area is predominantly residential in nature with the open spaces of Mardyke Valley Country Park, Davy Down Riverside Park and Mardyke Woods being close by.
