The site comprises a triangular shaped area of approx. 4932 sq m of land bounded to the south east by Wawne Road and to the south by Bude Road roundabout, whilst a cycle way borders the northern boundary. The land is currently unused. On the opposite side of Wawne Road is the Kingswood Academy. Immediately adjacent is a Home Bargains store.

As far as we are aware, mains water, gas, electricity and drainage are available to be connected to the site. Interested parties should make their own enquiries to confirm this. Rights have been retained over the adjacent site to enable service connections.

Access to the site is via a right of way (shown coloured brown) over the adjacent Home Bargains site off Bude Road. The sale will be by way of an initial Option Agreement, enabling the buyer to apply for planning approval for their development, with a freehold sale thereafter. The Transfer will incorporate a right of pre-emption prior to completion of the development and a buy-back option in favour of the seller, if development has not progressed within 2 years. Offers are invited in excess of £500,000 for the freehold interest with vacant possession. 10% will be payable on signing of the Option, with the balance due on completion of the sale.

The site is situated on the north west side of Bude Road at its roundabout junction with Wawne Road and Holwell Road within a substantial residential area known as Bransholme, approx. 4.5 miles the north of Hull city centre.

Bransholme has a population of over 30,000 and is mainly served by the North Point shopping centre approx. 1 mile to the south of this site and Kingswood Retail Park 1.2 miles to the west. Wawne Road is the only access into North Bransholme, which has a limited retail presence.
